Maintenance Tips

Although the Strata Corporation is responsible for maintaining the common areas of the building, it is each owner’s responsibility to maintain their suite in good repair.

From time to time we will post information that may assist owners in fulfilling their obligations. Building staff cannot assist with repairs or maintenance required in your suite: owners should call upon qualified trades as necessary.

General Maintenance Tips

In-Suite Digital Thermostat Settings: The digital thermostat in your unit has been programmed to the “auto” setting. Please do not adjust or change this setting. The system will automatically call for heat at 20.5 C (69 F) and 22.0 C (72 F) for cooling. If you have any questions about the thermostat or settings, contact the office at 604-488-0048 or manager@theelectra.ca.

Cold Season Coming – Heat Pump Tips: When switching from cooling to heating, sometimes it may appear as if your heat pump is defective. Re-setting the heat pump a few times usually solves the problem.

Heat Pumps & Condensate Drain Lines: A pipe connects your heat-pump to the drain below a sink in your suite; it can become clogged and cause condensate water to leak into the ceiling causing stains and damage.

Bathtub/Shower Cartridge Leaks: If you see water leaking from your bathtub/shower faucet handle, BEWARE: water is also leaking inside the wall and can water cause damage to neighbouring suites.

Preventing Pesky Pests

At The Electra, we have a rigorous process in place to detect and eradicate pests from suites in the building. Our property management company (ColyVan) contracts the services of CARE Pest – the first pest control company in B.C. to use pest-sniffing dogs. Dog sniffers are quickly becoming the gold standard in pest detection because they have a sense of smell that is far more acute than in humans and can identify pest problems with greater accuracy. In the event that pests are detected in a specific suite, CARE Pest will work with the owner to treat the issue. At the same time, CARE Pest will visit the adjacent suites and those above and below the affected unit to ensure that the pests have not migrated. Though the likelihood that pests will move between units is small, this is still a very important part of the process so we recommend that owners allow CARE Pest into their unit if they are contacted.

Pest Proofing Your Apartment

What can you do to proactively ensure that pests do not become a problem? The following tips on what you can do to make your apartment a less desirable residence for pests was taken from a Canada Mortgage and Housing Corporation’s fact sheet on avoiding pest issues.   • Wipe counters, tables and other eating surfaces after meals and snacks.
  • Avoid leaving dirty dishes overnight; if you need to do so, rinse the dishes first. If you must soak a pot overnight, fill it with hot, soapy water.
  • Wipe stove top and burners every night.
  • Rinse cans and bottles before recycling.
  • Clean food spills promptly, especially on carpets and furniture.
  • Put garbage and compost in containers with lids and dispose frequently.
  • Store food in sealed containers or in refrigerator.
  • Keep cupboards tidy and clean.
  • Store paper bags in cupboard or drawer away from kitchen; don’t stuff in space beside refrigerator.
  • Use bathroom fan or open window for half hour after every bath or shower to reduce humidity.
  • Clean your apartment frequently and thoroughly to remove dust and insect byproducts.
  • Improve ventilation to reduce humidity and eliminate damp areas.
  • Clean hard-to-clean areas regularly; pull out refrigerators, stoves, microwaves and other appliances. Clean and vacuum behind, beside and under appliances.
  • Don’t let water stand in houseplant dishes or in pan under refrigerator.
  • Check water faucets for leaks and ensure plumbing under kitchen or bathroom sinks is not leaking.
  • Caulk gaps around sinks and tubs to prevent water from entering walls.
